This is the new work in progress for the gas station and commercial center site plan.
This development is on 8.5 acre site at the NE
corner of SR-532 and Good Road on Camano Island. The balance of the site could be used for a
verity of uses such as office, retail services, a bank on lot 2, shops and so on. The site will
have space for more than 50,000 sq. ft. of commercial space. Development could start next spring. Looking for Joint
Venture Partners.
Lot two would make a great location for a new Bank with drive thru.

The shopping center above can be built on this site with county approval.

Architecture along with this theme could be used
for the gas station and the rest of the buildings at the gas station site.
We plan to build on the corner 3.56 acre site a new gas station with 4,000 sq. ft. market
Automotive theme. Summer time activities could include local farmer produce and
so on. Very rural friendly and a tourist trap with a small Post Office inside!
The concept could include a theme like atmosphere seen in popular restaurants.
The theme could be antique automobile items on the end of counters, on the walls
and hanging from the ceiling. Items could include things such as old gas pumps,
signs, pictures, paintings and so on. Interesting items like you could find in a
museum. The floors could be a black and white checks like in the picture
provided. The ceilings would be from 14’ to 16’ high to accommodate decoration.
This theme coupled with typical fast food items found at am/pm stations or a fun
deli with a seating area by a fireplace. A drive
up window on back site of station could be used for customers needing convince
items. No need to get wet getting your milk, beer and so on driving home.
The concept could also provide gas pumping service for customers such as senior
citizens woman and men who need the service. The price at the pump would reflect
the additional costs incurred. At today’s gas prices an additional 10 cents or
so a gallon would not make much of a difference. Service could include wash
windows, check oil and so on.
This old concept would make Wynstar Petroleum or Vintage Petroleum stand out
among the other local brands. This station could be efficient, fun, interesting
and fill a need by being able to meet the supply needs of most persons going to
and from work. Drive up window in the morning could include coffee items and
snack foods such as doughnuts, pastries and so on.
Employees could be provided uniforms to give the appearance of a major brand,
thus creating customer confidence. We should develop a logo to start new brand.

Today most people are more concerned with price of fuel not who delivered
it or where it came from as all fuel has to meet state requirements. Customers also want to be able to use credit cards. You could have a price
for credit customers and a cash price or not. Completive fuel pricing from jobbers/fuel
suppliers without the baggage of royalty fees paid for major brands and
limitations on how the place has to be run and a captive market “ Island
Residents” should work to our favor and enable us to pump volume at completive
prices.
We are also designing a
Card Lock for Diesel Trucks
A card lock area for diesel trucks is included in this design just in back of
Vintage Petroleum.
Ongoing Events and Items of Interest
A small area designed just east of the service station site could be used for
new cars to be displayed and a variety auto dealers could rotate cars on a
regular basis. Display major sports cars and receive a commission on cars that
were sold. Car shows could also be held there.
Farmers market in the summer and so on.
The concept could be franchised at some point maybe.
